Administrative, Budgeting & Accounting
- Annual budgeting and expenditure tracking
- Monthly financial reporting, or for smaller properties quarterly or semi-annually
- Preparation of monthly board meeting packages, coordination of meetings, minute taking (Equity ICI staff take the minutes at the board meeting as part of our scope of services)
- Preparation of a monthly management report
- Comprehensive general, reserve and investment bank account administration including reconciliations, PAP, EFT, wires
- Coordination of the annual audit and tax returns
- Administration of owner billings, maintenance fee collection and receivables management
- Preparation and administration of the Reserve Fund Study, issuance of Form 15 to owners.
- Preparation of Status Certificates
- Administration of building insurance, appraisals, brokers, renewals, recommendations regarding coverages
- Administration of legal issues pertaining to the property
- Administration of all resident information and condominium filings as required by the Condominium Authority of Ontario.

- Provision of building operations staff, supervision and training
- Benefits and payroll for owner employed site staff if required, including administration of payroll and benefits. Equity ICI maintains its own group benefits plan available to clients.
